Default Auction Settings are parameters that you can preset in your Facility account that will auto-populate to the auction posting form. By utilizing these settings, you will save time when posting auctions and reduce the possibility for errors.
Go to Facility Mgmt, then Edit Facility. You can set, update and manage the following Default Auction Settings:
Sales Tax (optional)
Set the sales tax rate based on the facility’s location. Input the rate with a decimal point (8.75 for example)
Sales tax will be shown on the auction posting. When the auction closes, the sales tax rate will automatically be calculated on the sale price and included on the Invoice. Charging sales tax is optional. Check with your tax professional.
Cleanout Time 24, 48 or 72 hours (select one)
Cleanout time is the amount of time the bidder has to pay for and empty the unit from when the auction ended. We recommend 48 or 72 hours.
Cleaning Deposit $100 (recommended)
The cleaning deposit is collected from the bidder in addition to the sale proceeds. The cleaning deposit is refundable once the bidder has completely emptied and broom swept the unit. The deposit is typically collected/refunded in cash. If you wish to collect the cleaning deposit by credit card, add a note under Additional Information so the bidder can bring the correct payment type. For larger full units, consider increasing the cleaning deposit amount to $200, or reducing to $50 if less items.
Payment types accepted Cash, Debit/Credit, Money Order/Cashier’s Check (select one or more)
Select the payment type(s) that will be accepted by the winning bidder for the auction proceeds. If no payment type is selected under Default Auction Settings, no payment type will appear on your auction posting. Additionally, you will not be able to add a payment type from the posting form.
Additional Information: Your Buyer Rules (optional)
This field is used to provide your facility’s custom auction rules and instructions for bidders. You can edit or add additional rules on the posting form. Review additional information verbiage of other facilities for ideas in creating your own.
Example Additional Information:
1. Buyer has 72 hours to clean out the unit entirely and leave it broom swept. Once facility has inspected the unit and confirmed it is clean and ‘broom swept’, buyer will be refunded the cleaning deposit.
2. Return all personal effects found in the unit to the facility office, for return to the tenant.
3. Cleaning deposit must be paid in cash
4. No pets are allowed on the property
5. No smoking on the property
6. Buyers are prohibited from using the dumpsters
