- How does this service work online? You will upload a PDF to the auction listing and this will trigger a listing on our auction review portal to be reviewed. If we have questions during the review, we will reach out to the designated point of contact. Or we will reach out to the facility for specific missing items.
- Does ST do the paperwork for you? No, you are still required to send your letters, run ads, and any other requirements the lien law sets forth.
- What kind of things does ST look for in our review? See mentioned examples.
- What happens if there is an error in the paperwork? If it is a blatant violation of the basic lien law provisions, the unit will be cancelled. If it is a legal gray area, there will be further discussion to decide how to best handle the unit going to sale.
- If ST cancels the sale, will I be charged a cancellation fee? Yes, if applicable.
- Do we accept all of the liability when we provide this service? No, while we do carry insurance to cover our team members, we can only be responsible for the information provided to us. We also cannot be held responsible for events which take place at the property or during the consummation of the sale. For example, if the tenant pays and your manager forgets to cancel the sale, that would not be a component of the Auction Review Service.
- What safeguards do we offer? As mentioned, we do carry insurance to assist in a wrongful sale claim IF the error is on our part. Should something like that happen, the client will need to contact StorageTreasures to alert them and we will work together to resolve the issue. This could involve an insurance claim or a settlement.
- Can we provide proof of our insurance coverage? Yes
- Can we provide proof of auctioneer licenses and subsequent education qualifications? Yes
- Will the client need to sign an agreement to be a part of this service? Yes, we have a standard agreement, but we will work together to make sure any agreement meets the needs of everyone.
- Can we have an introductory meeting to set client expectations? Absolutely! This will be an ongoing discussion during the course of our relationship with you.
- If we have a wrongful sale and it is our fault, what help can you provide us? As with any client, we will be happy to provide you with any data or records of your sale. We can provide copies of the paperwork reviewed and pictures uploaded to our website.
- What is the fee for this service? Our base fee is $35 dollars per facility per month. We also have another fee structure that allows you to pay per unit reviewed.
